Overall, 90% of Irish overseas property investors finance their investment through a release of equity in their domestic property. This simply means that the Irish investor has typically leveraged the Irish property market boom by freeing up some of the equity in their homes i.e. the difference in value between the balance on their mortgage and the current sale value of the property.
Increasingly, buyers are looking for ways and means to separately source finance for their overseas investment. This is especially the case for the larger investor. In this case securing a mortgage on the property in question from a financial institution evaluates an investor's cashflow and the investment property only. This means that security is sought on the target investment property and not on any of the investor's other property in his portfolio. This is especially important for the large investor seeking large amounts of financial leverage, who do not wish their domestic property to act as security on the loan.
